We seal to a commercial spec: proper prep, the right coats, and crisp striping over the top. Whether it's a storefront apron or a multi-acre lot, we protect the pavement so you defer the day you have to repave.

The sealer is a premium NY-compliant asphalt-emulsion (never coal tar), cured deep black and built for Central New York's freeze-thaw winters and the plow that comes with them.

Can you work around our business hours?
Yes. We phase commercial jobs around your operation, whether off-hours, weekends, or section by section, so the lot stays usable and your customers and tenants are never locked out all at once.
Do you handle striping too?
Yes. We lay crisp, ADA-compliant stalls and lines over the fresh seal in the same visit, so you get a finished lot from one crew instead of coordinating two vendors.
How often should a commercial lot be sealed?
Every 2–3 years for most lots, sooner for high-traffic surfaces. We'll assess wear on the site walk and recommend an honest cycle, often as part of a seasonal maintenance plan.
Are you insured for commercial work?
Fully insured, on every job, residential and commercial alike. We've been family-owned since 1995 and can provide commercial references on request.
What sealer do you use on lots?
A premium commercial-grade asphalt-emulsion sealer, compliant with New York State law. It cures deep black, resists gas and oil, and holds up to plowing and CNY freeze-thaw. We never use coal tar.
