Why seal a driveway
Sealing is a fraction of the cost of repaving.
Central New York is brutal on asphalt. Water works into the surface, freezes, and pries it apart; UV and gas dry the binder out until the pavement grays, cracks and crumbles. A fresh sealcoat is the barrier that stops all three, water, sun and oil, before they reach the asphalt underneath.
Reseal every two to three years and you keep the day you repave far over the horizon. Skip it, and small cracks turn into potholes and a full tear-out. Our job is to make your driveway last decades, not seasons.

What every driveway gets
Prep is the job. The coat is the easy part.
No coat sticks to dirt. We clean, fill and edge every driveway before a drop of sealer goes down. That prep is why our coats last.

Built to last a CNY winter
A coat that's ready for the plow and the freeze.
The sealer we use is a premium asphalt-emulsion, compliant with New York State law. It cures deep black, stands up to gas, oil and UV, and it's the right material for the freeze-thaw cycles that define a Central New York winter. We never use coal tar.
Three decades of doing this in this climate shows in the details: the right temperature window, two thin coats where it counts, and a cure schedule we actually hold you to. Sealed deep, wet and black, the way it's meant to look.

Driveway Sealcoating FAQs
Straight answers to the questions Central New York property owners ask us most.
How often should I sealcoat my driveway?
Every 2–3 years. Traffic, plowing and freeze–thaw wear the coat down; resealing on that cycle keeps water and UV out of the asphalt for a fraction of what repaving costs.
When is sealcoating season in Central New York?
May through October. Sealer needs 50°F and rising to cure properly, so CNY's window is short. Call early in the season to get on the schedule.
How long do I have to stay off the driveway?
Plan on 24–48 hours. Most driveways take foot traffic the next morning; give it the full two days before parking on it, especially in hot weather.
Do you fill cracks before sealing?
Yes, always. We chase each crack down its length and fill it flush with hot rubber before the coat goes on, so water can't get underneath and freeze.
What sealer do you use?
